Board of Adjustment Approves AC Condenser Setback Variance for Maria and Richard Waters at 370 Maolis Avenue
Listen
Glen Ridge's Board of Adjustment on June 13, 2024 approved a setback variance for Maria and Richard Waters at 370 Maolis Avenue to site new central air conditioning condensers within the front yard on the Hawthorne Avenue side of their corner property. Architect Courtney Rombough testified that placing the condensers on the opposite side of the house would still require a variance, and that the proposed location kept the units further from the property lines. Mr. Johnson asked whether the application should be evaluated as a "C-1" hardship variance; Secretary Erik DeLine advised it should instead be treated as a "C-2" variance, since there was nothing exceptional about the shape of the property itself. Maria Waters, sworn in, testified the family would add shrubbery to screen the condensers from the street.
No members of the public commented. The board voted to approve the application, with the condition that shrubs be planted at the height of the condenser units, and Mr. Sprong abstaining from the vote. The board also adopted its January 11, 2024 minutes, with Mr. Johnson and Mr. Payne abstaining.
