The Board adopted a memorializing resolution (Ms. Fields abstaining) granting Glen Ridge Redevelopers, LLC preliminary and final site plan approval for a four-story, 110-unit residential building at 273-289 Baldwin Street — 93 market-rate units and 17 affordable units — with a 188-space, four-level parking garage. The resolution notes the applicant had already demolished the single-family homes and accessory structures previously on the 2.18-acre site.

Findings detail seven new Zelkova street trees along Baldwin Street, a courtyard with a fire pit and barbeque area, a stormwater detention system, and a driveway about 140 feet west of Highland Avenue projected to operate at level-of-service A. The Board found the plan fully conforming, requiring no variances or site plan waivers. No public comment was made.
