Glen Ridge's Board of Adjustment on February 10, 2022 approved a minimum front-yard setback variance (Application 22-02) for LeighAnn and Matt Tulleson at 10 Wildwood Terrace. Architect Daniel Kopec testified the property's undersized, exceptionally narrow lot -- which fronts onto High Street along its side yard -- created the hardship justifying the variance, and that the two-story addition, already approved by the Historic Preservation Commission, would improve substandard living conditions in the existing home. Board members asked how the addition's 3.3-foot setback was measured (to the property line) and how it related to the adjacent property.

Ms. Berger asked about plans for air conditioning; LeighAnn Tulleson, sworn in to answer, said the family planned to install split units on the east side of the house, along the property line shared with 6 Wildwood Terrace. No members of the public commented, and the board voted unanimously to approve the application. The board also adopted its January 13, 2022 minutes, with Ms. Berger abstaining.
