Board Approves Rear and Front-Yard Setback Variances for Garage Addition at 134 Ridgewood Avenue
Listen
Glen Ridge's Board of Adjustment unanimously approved a variance at its June 9, 2016 meeting allowing Michael Pensak to expand his single-family home at 134 Ridgewood Avenue, on the corner of Ridgewood Avenue and Washington Street. Pensak told the board that because his house sits toward the rear of the corner lot, nearly any direction of expansion required a variance; the plan called for a rear-yard setback of 23.83 feet where 25 feet is required, and a Washington Street front-yard setback of 35 feet where 40 feet is required. Pensak said the site's topography meant the garage expansion would have little effect on the adjoining property. No members of the public spoke on the application, and the board approved it after asking Pensak to clarify some design details and the site's landscaping.
