Board Approves Front-Yard AC Condenser Variance at 279 Linden Avenue, Continues Orange Road LLC Case

Glen Ridge's Board of Adjustment formally memorialized its approval of Benjamin and Elizabeth Bowman's addition at 118 Essex Avenue at its April 11, 2019 meeting.

An application from 451 Orange Road, LLC for 451 and 451½ Orange Road was continued to the board's May 9, 2019 meeting at the applicant's request, with no further notice to be given and no testimony taken.

The board then unanimously approved a variance allowing Wayne Naylor and Joanne Fitzgerald to install a central air-conditioning condenser in the front yard of their corner property at 279 Linden Avenue, facing Evergreen Court, 18.7 feet from the front property line. Naylor walked the board through conforming alternative locations that would have had a greater visual impact on the streetscape before describing the proposed spot. No members of the public commented, and the approval was conditioned on the applicant maintaining evergreen shrubbery around the unit.
